Risks that are not residential dwelling or outbuildings. (i.e. bridge, dam,
tunnel, roadwork, silos etc…).

Risks over 1.5 million in values (Manual submission basis only)

Risks that have been "started" more than 60 days prior to the proposed
effective date of the policy.

Risks with Projects Builder/Contractor with more than 3 builders' risk claims
in the past 3 years.

Risks with loss ratio for the Projects Builder/Contractor of more than 50% in
the past 3 years.

Risks where the project's builder/contractor been in business as a homebuilder
or remodeler for less least 2 years or proposed builder/contractor has less
than 2 years of experience as a construction manager or supervisor.

Risks where the remodeling is being done as a result of prior property damage
(i.e. flood, earth movement, fire or water damage).

Risks with "unique" building methods or materials. (i.e. fabric structures,
earthen materials etc…)

UNDERWRITING GUIDELINES
Great American provides Builder's Risk/Course of Construction
coverages for Owner/Builders, Contractors & Developers building or
remodeling residential Dwellings. The can be Individuals, Corporations, Limited
Partnerships, Joint Ventures or LLP's. Dwellings (1 to 4 family) are allowed in
all protection classes (1 through 10) The maximum allowable exposures allowed
are 1.5 million. Minimum premium is $750 for all states. Replacement Cost
Valuation is included.
Policies may be written for one year and renewed annually.

Tract work can be done by Great American but multiple dwellings on one policy
must be manually submitted. Quick & easey. See Underwriter for
instructions.

Needs to have a B Licensed Contractor. If yes, can put this in Ineligible risks
area.

Number of stories allowed? Can put this in Ineligible risks area also.

The project's builder/contractor must have been engaged principally (75% or
more) in the construction and/or remodeling of one to four (1-4) family
dwellings for the past 2 years.

Covers building material and supplies, Equipment and machinery, fixtures,
foundations and excavations, underground pipes and drains, paving, pilings and
fences when intended to become a permanent part of the structure; Temporary
structures, scaffolding and construction forms used at any construction
premises covered by this coverage form.

Automatic Additional coverages: Are these the same as their original COC

Rating Information
The rating information needed to develop a price indication is
as follows:
-
Project type (Is it New construction, Remodeling/Renovation with no existing
structure coverage or Remodeling/Renovation with existing structure coverage).

Must be a residential structure. (Commercial not available at this time - It is
a manual submission to Underwriter).

The state that the project is in.
-
The protection class where the project is to be located.
-
Whether the project is in a designated brush area.
-
The construction type of the project (i.e. wood frame, joisted masonry,
non-combustible or better, log home or manufactured home)
-
The value of the New construction or Remodeling/renovation, and, if the
applicant wants the coverage, the value of the existing structure.

GENERAL PROGRAM
INFORMATION
General Liability Coverage
Premises/Operations with selected limit of insurance
including Product/Completed Operations, Personal Injury & Advertising
Injury, Fire Damage - $50,000 and Medical Expense - $5,000 coverage is provided
on an occurrence basis. Minimum limits are $500,000 Occurrence and $500,000
aggregate. Maximum limits are $1,000,000 Occurrence and $2,000,000 Aggregate.
Deductible
Varies with deductibles selected. $500 / $1,000 / $2,500 /
$5,000 deductibles are offered.
Risk Canceled or Non-renewed by Company
Please refer any risk that has been cancelled or
non-renewed to Builders & Tradesmen's Insurance Services prior to
submission. We ask that full information regarding the reason for cancellation
or non-renewal and the conditions or preventive steps taken by the applicant be
provided.
Audit Basis
Inland Marine premiums and exposures are not subject to
final audit but an inspection will be made after a policy is bound.
Cancellations
Policies will be cancelled Pro rate (without penalties)
when policy is cancelled for the following reasons:
At the request of the company;
Nonpayment of premium;
Insured no longer has a financial or insurable interest in
the property or business operation.
When a policy is cancelled for any reason other than
outlined above, a penalty of 10% of the pro rate unearned premium will apply.
Waiver of Premium
Additional or return premium account balances of $10.00 or
less will be waived./P>
Payment Options
BTIS financed - BTIS can arrange premium financing. Simply
print & sign the online finance agreement and fax along with your binding
documents to 916.772.9292.
Full annual premium - The producer may withhold commission and remit net payment
in full.
Producer financed - The producer may arrange financing with their vendor of
choice
Certificates of Insurance
Evidence of insurance can be provided by the agent.

Renewals/Extensions
To submit a renewal for renewal quoting, please go online
and search for your prior year's submission. This should be in "incomplete"
status and ready for editing. If not, please notify us by "Live Support Chat"
or email as you should get an immediate response that way. A CSR or your
Underwriter can then open it for you to edit. You can then start the process
and submit to your Underwriter for a renewal quote. Policies will not be
renewed unless requested by the insured or producer, along with the appropriate
documents & down payment. To avoid a lapse in coverage, payment must be
received prior to the expiration date. Payments received after the renewal date
will be renewed as effective on the date payment is received by the company
(lapse in coverage). Payments received more than 14 days from the renewal date
will be returned with no coverage afforded.
Reinstatement with a Lapse in Coverage Guidelines
To avoid a lapse in coverage, all outstanding issues must
be addressed and/or payments must be received by Builders & Tradesmen's
Insurance Services prior to the cancellation date..
NO COVERAGE IS BOUND WITHOUT PRIOR APPROVAL FROM
GREAT AMERICAN. GREAT AMERICAN RESERVES THE RIGHT TO DENY ANY REQUEST FOR
REINSTATEMENT.

How do I bind a policy?
Fax over your request to bind, including the desired
effective date, along with the bind documents requested online (signed by both
the agent and the insured) to 916-772-9292. Be sure to indicate which of the 3
payment options you have chosen. You must also submit proof of payment in the
form of your check, the client's check, or a signed finance agreement. If an
online submission, to get to your binding documents, go online and select your
submission then click on the blue binding documents button. If submitted by
Acord form, please fax the binding docs requested on your quote received from
the Underwriter. |
