Welcome to the Best Choice Artisan Program for Home Builders, Structural Remodelers & Commercial General Contractors. This program is also designed for those artisan subcontractors working in the 37 Classes listed below whose sub costs exceed $200,000, go over the maximum premium or maximum receipts of our Online Artisan Program. This General Liability Program is for Large Construction Accounts is designed for commercial contractors, large artisan commercial & residential contractors, general contractors and homebuilders. We are currently writing business in Arizona, California, Oregon and Nevada, with other Western States to follow.

    Artisans working on residential tracts - MP Required
    Air Conditioning
    Appliance Installation Comm'L -No residential, apartment. No cutting, slicing equipment.
    Appliances and Accessories - Installation, servicing and repair of household appliances & accessories. No commercial appliances.
    Carpentry
    Carpet, Rug, Furniture or Upholstery Cleaning - on customer premises only, no shop exposure.)
    Ceiling or Wall Installation - metal, acoustic.
    Communication/ Telephone Equip Installation - wiring, cables & circuits for telephone and communications equip. operating at <50 volts. NO telephone line construction, burglar, fire alarm or emergency systems work.
    Concrete Construction - Buildings & Dwellings. Includes pouring, placing & finishing concrete. NO foundations or exterior work on buildings exceeding 3 stories, pool construction.
    Conduit Construction - installation of communication or electrical encasement. Maximum depth 8 feet.
    Debris Removal - No roof tear-off, soft demo or janitorial work.
    Door/Millwork Installation - No window work..
    Drilling - Water - Private water drilling with limited agricultural exposure. No water quality testing or municipal work.
    Debris Removal - Includes pouring, placing & finishing of above-grade concrete flatwork, asphalt or paver installation. No street or road work. No grading or excavation other than incidental to paving.
    Drywall or Wallboard Installation - Private waterResidential service and repair only. New commercial OK. No insulation work.
    Electrical Work within Buildings - Private waterno exposure outside of building including power line construction or pole work. No burglar or fire alarm system, electrical machinery or auxiliary apparatus work.
    Excavation - Private waterMaximum depth 8 feet. No street and road, agricultural or building demo other than outbuildings.

    Infrastructure Work - Curb to curb only in residential developments-applies to street and road and sewer and water contractors; perimeter fencing & sidewalks.
    Janitorial - COMMERCIAL OFFICES ONLY - No residential exposures, model homes, retail work or sales of chemicals or cleaning supplies.
    Landscape Maintenance & Gardening - Basic landscape/lawn care service-mowing, mulching, planting, over-the-counter fertilizer/weed control--NO pesticides, tree trim/removal. Decks, decorative retaining walls, fountain, pond or cement work (other than mow strips) should be separately rated.
    Masonry - Residential Only. Includes cutting & laying of bricks, block, stone and other unit masonry or clay product and mortar work- NO exterior work on buildings exceeding 3 stories, chimney or cast-in-place concrete work.
    Metal Erection - Decorative - Interior work only, non-structural, office partitions or work stations.
    New Ventures with no prior coverages ok.
    Painting Exterior - Buildings & appurtenant structures only, incl. walkways/fences, surface prep & faux/texture painting. NO waterproofing, exterior work on buildings exceeding 3 stories or roof painting. No work on tanks, street and road or bridges.
    Painting Interior - no exterior, no waterproofing.
    Paperhanging - Includes surface preparation, covering walls and ceilings with wallpaper, fabric, vinyl or other wall coverings.
    Plastering or Stucco Work - COMMERCIAL WORK ONLY. No residential. Excludes Exterior Insulation and Finish Systems (EIFS) work and exterior work on buildings exceeding 3 stories in height.
    Prefabricated Building Erection - Intended for light , non-habitational service or outbuildings. No commercial retail usage.
    Refrigeration Equipment - Installation, service and repair of commercial refrigeration systems. No Wholesale cold storage, liquefied petroleum gas (LPG) equipment sales or work.
    Roofers
    Satellite Dish Installation - Service or repair - No work on buildings exceeding 3 stories in height.
    Septic Tank Cleaning - No RV work.
    Septic Tank Installation - No RV, blasting or work below 10 feet.
    Sewer & Water Mains Construction - No work below 10 feet. No blasting.
    Swimming Pool Maintenance - No new or remodel pool work, nor repair of equipment. Replacement of filter and water treatment only.
    Tile, Stone, Marble, Mosaic or Terrazzo Work - Installation and repair of these materials to floors, walls or counter-tops. NO swimming pool work or roofing operations.

    Ineligible Risks
    • Minimum 3 years in business; if new venture, they must show prior construction management experience in the field in which the submission is being considered.
    • Risks which engage in Maritime operations. o Risks which sponsor sporting or social events.
    • Risks engaging in the renting or leasing of equipment to others.without operators
    • Risks engaging in the selling or manufacturing of products sold under the applicant's name.
    • New ground up construction of condos, town homes, university dorms, nursing homes and assisted living are ineligible. Service and repair work on nursing homes, assisted living, town homes and condos are allowed (if for individual unit owners for condos/ town homes).
    • Construction management for a fee.
    • Exterior work exceeding three (3) stories in height.
    • Power line construction, burglar or fire alarm system, fire sprinkler installation or service, electrical machinery or auxiliary apparatus work. (Residential alarm pre-wiring ok with no hook up or monitoring)
    • Liquefied petroleum gas (LPG) equipment sales or work. (incidental work ok).
    • Spraying, tree trimming, tree removal or tree pruning.
    • Painting of tanks.
    • Swimming pool contractors
    • Removal of any asbestos.
    • Risks with a cumulative loss ratio on GL of no more than 45% in the past 5 complete policy years. Construction defect claims please refer to Underwriter.

    UNDERWRITING GUIDELINES

    General Liability Coverage

    This Larger Artisan /General Contractor program is designed to take the risks that are too large for the Victory Small Artisan program and it fills the need admirably.

    • Ground Up Apartment work ok in many classes
    • Blanket Waiver available
    • Primary and Non-Contributory wording available
    • Per Project aggregate and Employee benefits available
    • No limits for Payroll or Receipts
    • Unlimited subcontractors costs
    • CG 20 10 11/85 available for 100% commercial risks
    • CG 20 10 07/04 included for no additional charge

    Rating Iinformation

    Annual Minimum Premiums-- Varies by state and by operations.

    Definition of Payroll Allocation:

    Owner/officer payroll:
    Includes proprietors, partners, and officers active in the business - except those that exclusively handle clerical duties. $25,000 minimum payroll for each owner. If all owners are clerical or sales then $25,000 is charged for one owner only (plus any employee payroll).

    Employee payrolls:
    Includes payroll of employees (except excluded below), clean up workers, tradesmen, casual laborers, leased employees, and labor pool personnel.

    Employee payroll does not include:
    Proprietors, partners, officers, sales only and clerical office employees.

    Examples:
    A ** Policy Period 1/1/03-1/1/04
    2 owners - 1 sales/clerical and 1 in field is $25,000 minimum for active owner
    10 employees - both working their trade in the field paid $200,000. Total payroll used in this submission - $225,000.

    B ** Policy Period 1/1/03-1/1/04
    1 owner - 1 sales/clerical is $25,000 minimum (must have a $25,000 charge for at least 1 owner as minimum for owners regardless of duties!)
    4 employee - Employee is working their trade in the field paid $100,000. Total payroll used in this submission - $125,000.

    Explanation of subcontractors and their cost:

    If subcontractors are used then you will need the total cost of payment to those subcontractors. Also needed, will be the operations performed by the subcontractors for the applicant (ie: painting, flooring etc…).

    All subcontractors must name the applicant as additional insured on the subcontractors' policies (provide the applicant with an AI and Certificate showing this) and carry limits of insurance of at least $500,000 occurrence and $500,000 aggregate.

    GENERAL PROGRAM INFORMATION

    General Liability Coverage:

    Premises/Operations with selected limit of insurance including Products/Completed Operations, Personal Injury & Advertising Injury, Fire Damage - $50,000 and Medical Expense - $5,000 coverage is provided on an occurrence basis.

    Deductible:

    $1000 per claim Property Damage & Bodily Injury deductible applies. Higher deductibles can be requested.

    Risk Cancelled or Non-renewed by Other Company:

    Please refer any risk that has been cancelled or non-renewed to Builders & Tradesmen's Insurance Services prior to submission. We ask that full information regarding the reason for cancellation or non-renewal and the conditions or preventive steps taken by the applicant be provided.

    Audit Basis:

    General Liability premiums and exposures are subject to final audit. Earned premium for the exposure will be determined at the end of the policy period.

    Waiver of Premium:

    Additional or return premium account balances of $10.00 or less will be waived.

    Cancellations:
    Policies will be cancelled Pro rate (without penalties) when policy is cancelled for the following reasons: 

    • At the request of the company;
    • Nonpayment of premium;
    • Insured no longer has a financial or insurable interest in the property or business operation.

    When a policy is cancelled for any reason other than outlined above, a penalty of 20% of the pro rate unearned premium will apply.

    Payment Options:

    BTIS financedBTIS can arrange premium financing.
    Full annual premium - The producer may withhold commission and remit net payment in full.
    Producer financed – The producer may arrange financing with their vendor of choice.

    Certificates of Insurance:

    If adding as additional insured OR special wording is required on the Certificate, such request must be referred to BTIS for approval. All additional insured endorsements must be requested on BTIS' website at www.btisinc.com.

    Additional Insured Guidelines:

    There is no service charge for additional insured endorsements. The CG2010 (11/85) form is available for risks performing 100% commercial work ($500 flat charge). Brokers have no authority to issue additional insured certificates. All certificates must be issued by, and approved by, Builders & Tradesmen's Insurance Services. The additional insured is not official until you receive the actual Victory endorsement. Once BTIS has added it to the policy, you should receive it within a week. Once you receive the ok from BTIS you may issue a certificate of Insurance to satisfy the Certificate Holder's needs.

Engineers, Architects or Surveyors not engaged by the Named Insured. Form CG2007 (01/96) 7. Mortgagee, Assignees or Receiver - Form CG2018 (11/85)

    Reinstatement with a Lapse in Coverage Guidelines:

    To avoid a lapse in coverage, all outstanding issues must be addressed and/or payments must be received by Builders & Tradesmen's Insurance Services prior to the cancellation date.

    No coverage is bound without prior approval from Builders & Trademen's Insurance Services. Builders & Tradesmen's Insurance Services

    Can BTIS finance this for me?

    Can I write B licensed contractors in this program?
    This program is designed with B licensed General Contractors in mind. Along with the larger Artisan Contractors.
    How does Victory define NEW Residential work?
    New residential work is defined as "work being performed on newly constructed properties that are not yet certified for occupancy". NOT included as new work is "remodeling, replacing or adding work". (ex: adding new wiring, adding new cabinetry, new carpet to an existing, occupied
    structure).


    How do I bind a policy?
    Fax over your request to bind, including the desired effective date, along with the bind documents requested online (signed by both the agent and the insured) to 916-772-9292. Be sure to indicate which of the 3 payment options you have chosen. You must also submit proof of payment in the form of your check, the client's check, or a signed finance agreement. To get to your binding documents, go online and select your submission then click on the blue binding documents button.
